Okay, so I’m way behind. I hoped to get this posted almost 2 weeks ago, but we had a very busy November as well as Thanksgiving and family coming into town, so I wasn’t able to get this post done. So now everything has sort of settled down with Christmas right around the corner 🙂
We know how difficult it can be sometimes when having to sell your house. Selling a property can be a stressful time when going the traditional route with a real estate agent. However there are a few things that you can do to make things go more smoothly.
To kick things off we found a great article that gives some great advice for performing and having open houses to sell your property:
Once you list your property, planning an open house is a great way to generate interest. But you don’t want to pick a date at random and hope for the best. You can make your open house work well towards helping you sell your home, if you have a plan. House Logic has an excellent countdown list with great tips to prepare for your open house.
The first part of preparation for an open house is all about planning. Determine where the kids and pets shall be during the open house (this also includes yourself, as it is best for owners to not be present for viewings). Set up appointments for specialized cleaning jobs such as power washing the exterior or hiring a cleaning service to deep clean your home in the days leading up to your open house.
There are several small things you can do to make a big positive impact on your open house. New kitchen and bathroom towels help freshen up these busy spaces, and give a feeling of luxury for visitors. All personal items, from toiletries, to purses, jewelry and computers, should be stowed away. This is for safety as much as it is for helping stage your home; potential buyers can better imagine their things in a home without occupant family photos, for example.

Cecily gives some really good tips in that article. We really like her tip on putting all of your personal belongings away. We think that the less that you have out allows the potential home buyers to actually visualize the property with their own belongings in it. If you have already moved out of your property we additionally think it’s a good idea to “stage” the property. This is just putting some light furniture in the house so that it’s not SO empty. Again, you don’t want to over do it and put to much in the house.
