Happy New Year Everyone! Hope you all had a great time with family friends.
So we are ready to get back at it and give you some useful tips for selling your house yourself. It doesn’t have to be hard, especially if you take the time to get your house ready to sell. These are all things that you need to do whether you intend to sell your house by owner, or make use of a realtor. In the long run these tips will help get your house sold faster!
Make sure to remove as much clutter as possible. If you home has to many items that you have to walk around it will make it seem that it’s too small. It may be best to rent a storage unit so that you can store some of your belongings to help the place look bigger.
Yard work! This is extremely important. You only get one chance to make a good first impression. Cut the grass, trim the hedges and put the kids toys away. It may also be a good time to plant some flowers. Then stand back and have a look at the front of the house. Maybe you need to paint the front door or pressure wash the driveway. Pay attention to all of the little things. Most people will form an opinion of your property in just a few seconds!
Clean your kitchen cabinets and drawers. Again, you don’t want everything cluttered. If it is it will give the impression that the house is too small. People will snoop around and look in drawers and cabinets. Be sure and clean out that junk drawer as well! Everyone has one.
Pay attention to odors! This is another big one. If you have pets it’s best to leave them at a friends or relatives place until you are in your new place. Not everyone is an animal lover like we are, and some people will actually be put off by animals being in the house. However, even after the animals are somewhere else, often times the house will still smell like them. You may have gotten use to it, so clean the carpets and give the house a good cleaning. On top of that use some candles or air fresheners to help clear up any lingering odors. Another really good tip is to use dryer sheets in the vents. However be sure that the vent is a feed and not a return to prevent them from being sucked down to the HVAC system!
Proper staging. While you need to remove a lot of items to de-clutter, it is important to leave some items in the house to help it looked lived in. It will also help prospective buyers imagine the property as THEIR home. It can also help define one areas are what.
This is just a really short list, but if you pay attention to them it will help get your property sold faster.
